Wake up smiling every morning in this sun-filled house. Spend days lounging and evenings grilling and dining around the 40’ long heated pool. Relax inside on the comfortable museum quality modern furniture or warm yourself by the hanging, rotating fireplace.

You can walk down the deeded right-of-way to a small, private beach on Coecles Harbor or you can bike (or drive 5 minutes) to larger beaches, to the markets and to town. The house is 3 minutes from the Mashomack Preserve, over 2000 acres of interlacing tidal creeks, mature oak woodland, fields and freshwater marshes. The Perlman Music Program and the Bay Street Theater are short drives away. Easily accessible from L.I., the house is 4 minutes from South Ferry and 7 minutes from North Ferry.

The house is fully outfitted with internet, WiFi, linens, a fully furnished kitchen and washer/dryer. The kitchen is all stainless steel with a Sub-Zero refrigerator, Bertazzoni range, Blomberg dishwasher and GE microwave. The house has geothermal HVAC.

Designed by it’s owners, noted architects Paul Aferiat and Peter Stamberg of Stamberg Aferiat + Associates, the house has been published extensively in the US and abroad, as well as having been featured on several television shows. The house is in two parts. One consists of a living/dining room, kitchen, master bedroom and bathroom. The other consists of 2 bedrooms, a convertible TV room and 2 bathrooms. For the architecturally inclined, the house design is a reexamination of Mies van der Rohe's 1929 Barcelona Pavilion from a 21st Century perspective.
